Oba is one of Alanya's most established and desirable residential districts, offering everything from older, spacious resale apartments to modern luxury residences and large family homes.

However, there is no single answer to the question, “How much does property cost in Oba?” Two apartments with similar room layouts can have very different prices depending on which part of Oba they are located in, the age of the building, the size of the apartment and, importantly, the quality and condition of the residential complex.

Having worked in the Alanya property market for many years, I believe understanding these differences is far more useful for a buyer than simply looking at an average price per square metre.

What Affects Property Prices in Oba?

Location naturally plays a major role in property prices, but to understand Oba properly, I find it useful to divide the district into three main residential zones.

The first is the area below the old ring road, between the road and the Mediterranean Sea. Most properties here are approximately 0–500 metres from the coastline. This is the more established part of Oba, with shops, supermarkets, restaurants, hotels and other daily amenities close by.

There is very little vacant land remaining in this part of Oba, so completely new developments are relatively limited. Most new construction happens when an older building is demolished and replaced. Because of the proximity to the sea and limited supply, property prices here are generally higher. Unsurprisingly, some of the most expensive apartments in Oba are located directly on the seafront with uninterrupted Mediterranean views.

The second zone is above the old ring road and below the newer ring road. This includes areas behind Koçtaş and around ALKÜ Education and Research Hospital.

In my experience, the residential complex itself becomes particularly important here. A well-maintained development consisting of four, five or six blocks, with an active swimming pool, sauna, fitness facilities, landscaped gardens and other functioning social amenities, can command a considerably different price from a simpler development in a similar location.

The third zone is above the new ring road, where properties can be approximately 2.5–3 kilometres from the sea. Prices here can generally be more accessible, but the same principles still apply: building age, apartment condition and the quality of the complex all matter.

For example, a small single-block development with only 8–10 apartments and limited communal facilities can often be purchased for considerably less than a large, active residential complex—even when both are located a similar distance from the sea.

New Apartments vs Resale Properties

Both new and resale apartments in Oba have advantages and disadvantages.

New apartments naturally offer something very attractive: everything is new. Buyers benefit from contemporary architecture, modern building technology, new materials and attractive communal facilities.

However, construction and material costs in Turkey have increased significantly in recent years. As a result, newly built apartments generally have a higher cost per square metre and developers are also building more compact apartments than in the past.

A modern 2+1 apartment in Oba is often around 70–90 m², whereas many older 2+1 apartments were built at approximately 105–125 m².

That difference can be very important, particularly for buyers planning to live in the property permanently.

Older apartments naturally come with compromises. Kitchens, bathrooms, flooring or other materials may require renovation. But if you purchase the right apartment at a reasonable price and renovate it properly, you can end up with a spacious and very comfortable home at an attractive overall cost.

Personally, when value for money is the priority, I often prefer a well-maintained resale apartment around 10–15 years old. The price per square metre can be considerably more attractive, while the additional living space can make a major difference to everyday comfort.

Properties Close to the Beach

Distance from the Mediterranean remains an important factor in Oba.

Apartments within walking distance of the beach generally attract strong interest from holiday-home buyers. Properties directly facing the Mediterranean, particularly those with unobstructed sea views, occupy the premium end of the local market.

However, I would not recommend choosing an apartment based solely on its distance from the beach. An excellent apartment 1–2 kilometres inland in a well-maintained complex can sometimes represent better overall value than an inferior property closer to the coastline.

The right choice ultimately depends on whether the property is intended for holidays, permanent living, rental income or long-term investment.

Larger Homes for Families

One characteristic that makes Oba particularly interesting is that it appeals not only to international property buyers but also to local residents who live in Alanya year-round.

Its proximity to Alanya city centre, developed infrastructure, healthcare, shopping and everyday amenities have made Oba a preferred residential area for local families as well.

This has influenced the type of housing available in the district.

Compared with some holiday-oriented areas of Alanya, it is relatively easy to find genuinely spacious homes in Oba. Buyers can find 3+1 and 4+1 apartments ranging from approximately 150 m² to 250 m², as well as large duplexes and penthouses.

For families planning permanent residence, this can be a major advantage.

Is Property in Oba a Good Investment?

In my view, one of Oba's greatest strengths as an investment is that demand does not depend solely on international buyers or summer tourism.

There is also genuine local demand from people who want to live in the district permanently. This creates a broader buyer and rental market.

Oba's proximity to Alanya city centre, established infrastructure, hospitals, shopping facilities, beaches and continued development all contribute to its long-term appeal.

However, not every property in Oba is automatically a good investment just because it is located there.

The individual property still matters enormously. Location within the district, purchase price, usable living space, building condition, maintenance fees, quality of the residential complex and future resale potential should all be considered before making a decision.

How to Find the Right Property in Oba

My advice to buyers is not to start with the question, “Which is the cheapest apartment?”

Start with:

“What am I buying this property for?”

A holiday-home buyer may place greater importance on walking distance to the beach, swimming pools and social facilities.

A family planning to live in Alanya permanently may benefit much more from a spacious 10–15-year-old apartment close to hospitals, schools and shopping.

An investor should look carefully at purchase price, rental demand, running costs and how easily the property could eventually be resold.

Oba offers all of these options. The key is understanding which part of the district—and which type of property—best matches your objective and budget.
